Lake Tahoe is bifurcated by the California and Nevada Stateline. The California side features the highest income tax rate in the country as well as much of the Tahoe Basin housing supply. The Nevada side of the lake has no state income tax, no business tax, and no inheritance tax.  Not to mention, the property taxes are substantially lower than California with no step-up upon sale.

 The Montreux Community offers Tahoe living with Nevada tax rates and home values much more affordable than the comparable communities of Incline Village or Clear Creek.
